Just be prepared to explain them.  If you had an illness or a divorce and it caused you to miss a payment, or make a late payment, explain that to the lender. Work efficiently with the Appraiser–Many times, the Appraiser cannot contact the homeowner to make an appointment. This can certainly cause a long delay, as the appraisal takes time to arrange.
